1. Manager / Assistant Manager - Property Management
Main Responsibilities
- To manage technical and administrative aspects of property management, ensure proper and efficient supervision of the department particularly in respect of overall strategy, policy and implementation.
- To monitor the maintenance of all properties under ARREIT��s Portfolio carried out by the respective lessees or external property managers and to ensure that all the terms and conditions in the Lease/Tenancy Agreements are fully observed by the respective parties.
- To liaise and maintain good relations with the tenants and/or lessees, external contractors, Trustee, local authorities and government agencies with regards to all aspects of property management and maintenance, and ensure that all laws and regulations are adhered to.
- To manage, train and supervise subordinates to achieve the company's target and comply with all the laws and regulations.
- To establish, improve and implement strategy and policy for the operations and administration of the department.
- To ensure integrity of all subordinates in liaising and dealing with external contractors, lessees and other parties related to property & facilities management.
- To prepare budget for the property management and/or maintenance of the properties within ARREIT��s portfolio and ensure that yearly expenses are properly allocated and utilized in accordance with the approved budget.
- To manage the property managers of ARREIT properties to ensure that they comply with the property management agreement and the procedures in liaising with the Lessees and Tenants.
- To manage tenancy and leasing processes including securing tenants, negotiation of rentals and/or deposits, prepare offer letters and subsequent tenancy agreements.
- To be involved in corporate exercises particularly in respect of injection and acquisition of properties and preparation of Sale & Purchase and Lease documents
- Candidate must possess at least a Degree in Real Estate / Construction Management or Commercial Real Estate License
- Candidate must have 5 to 7 years of experience in Real Estate, and/or Facility Management
- Good communications skill in English and computer literate
- Able to communicate and interact effectively with all levels within and outside the company
- Excellent PR and negotiation skills
Main Responsibilities
- To assist in managing and supervising the appointed property managers in the management of properties within the portfolio
- Upon instructions from the Head, to conduct periodical visits together with appointed property managers to ensure proper upkeep and maintenance of the properties as well as to oversee rectification works if any, are carried out accordingly
- To monitor all matters relating to rental collection, insurance policies, maintenance expenditures, fulfillment of statutory requirements as well as all other property matters
- Together with the respective property manager, to compile and maintain all documentation in respect of the properties such as statutory payment receipts, fire certificate, insurance policy, etc.
- To prepare recommendation on all proposed repair/rectification works for the properties and ensure that the works are carried out according to the agreed cost
- To prepare appointment letters to contractors on the approved works, organize claims on such works and update the maintenance expenses accordingly
- To assist in notifying the property manager / lessee on any outstanding issues pertaining to the properties
- To assist in ensuring conformance to and performance of the respective Lease/Tenancy Agreements by the Lessees/Tenants
- Diploma / Degree in Estate Management, Building Services, Engineering or any equivalent qualification. Minimum 3 years of experience
- Strong administrative and co-ordination skills and able to handle complaints and problem, delivery and meet deadlines in a fast- paced, high- volume environment.
- Excellent interpersonal, leadership and management skills. Customer- focused mindset, self-motivated, perseverance, a dynamic team leader & result-oriented. Able to work extra hours (if required)
- Good command of English and Computer literacy.
